Title:
Adopt Resolution Granting Final Plat and Development Agreement for Davis Addition; Case of Green Valley Greenhouse
Purpose/Background:
NOTE: Taking action on this plat does not give approvals to the planned future Green Valley Greenhouse expansion.
The intent of this plat is to simply reconfigure property lines that will allow Green Valley Greenhouse to purchase property with the intent to construct an expansion at a future date. Green Valley Greenhouse will need to go through the standard review process (Site Plan Review). In addition, the proposed use may require a Comprehensive Plan Amendment. City Staff would anticipate a series of workshops for the public to engage in the review process as well.

Notification:
Staff attempted to notify all Property Owners within 700 feet of the Subject Property of the request via Standard US Mail.
Observations/Alternatives:
Staff acknowledges there will be a number of questions to answer throughout the review process of the future expansion (traffic, pedestrian safety, density transitioning, etc.). Staff is not prepared to answer those questions this evening, but is working closely with Green Valley Greenhouse.
This evening's request is more simplistic in nature, reconfiguring property lines, but not giving any approvals to the expansion itself.

Funding Source:
All costs associated with processing the Application are the responsibility of the Applicant.
Recommendation:
The Planning Commission recommends approval of the Plat, contingent on the assumptions above.
Action:
Motion to adopt Resolution #17-08-205 granting Final Plat Approval for Anoka Hennepin 2nd Addition.
