Title:

Adopt Resolution #18-198 Approving Grading Agreement, Development Agreement, Warranty Deed and Right of Re-Entry for Cottages at the COR (17-162); Case of Centra North, LLC

Purpose/Background:

Cottages at the COR received preliminary plat approval on June 26, 2018 and Final Plat approval on September 11, 2018 from the City Council. The City requires the developer enter a development agreement with the City, and this shall serve as a resolution for said document.

Staff has worked to edit the development agreement to fit the project, and the developer has agreed to sign the agreement. The developer is currently working to purchase the property from the City of Ramsey and will also have to enter into a Right to Re-Entry Agreement, and a Shared Access Agreement with the adjacent Home Owner's Association (Symphony at Town Center) to agree on maintenance of shared private roads.

The City of Ramsey is selling the subject property to Centra North, LLC (a commonly held LLC as Centra Homes, LLC who previously made the application). Attached is a warranty deed for the subject property.

Notification:

No notification is required for a development agreement, grading agreement, or warranty deed.

Funding Source:

The applicant is responsible for all costs associated with this project.

Recommendation:

Staff recommends approval of Resolution 18-198 approving the Grading Agreement, Development Agreement, Right of Re-Entry, and Warranty Deed for Cottages at the COR.

Action:

Motion to approve Resolution 18-198 Approving the Grading Agreement, Development Agreement, Right of Re-Entry, and Warranty Deed for Cottages at the COR.
