Approval of the Scope of Work for RFP: Prefabricated Modular Hold Room Facility at the Roswell Air Center. (Heldenbrand/Thompson)

BACKGROUND:

Initiated by: Bobbi Thompson

The City of Roswell seeks to solicit proposals from qualified vendors to design, deliver, and install a prefabricated modular hold room facility at the Roswell Air Center to support current and future passenger operations. The facility will provide a minimum of 4,000 square feet and feature an exterior façade similar to the existing terminal building. The interior will be designed to accommodate 120 passengers and include two unisex restrooms with two stalls each, meeting all ADA accessibility requirements. Interior components will include carpeted flooring, a podium-style counter for airline or gate operations, and an appropriately sized HVAC system.
The facility will be designed and constructed in full compliance with TSA, FAA, and ADA standards. Security elements will include a TSA-approved entry door, an emergency exit, integration with the airport’s existing CCTV system, and a secure connection to the current terminal hold room areas.

The selected proposer will be responsible for all design services, fabrication, delivery, installation, utility connections, inspections, and testing necessary to deliver a turnkey, fully operational facility. Proposals must clearly specify the proposed building size (minimum 4,000 sq ft) and include layout drawings demonstrating compliance with these requirements.

Proposers must also submit a detailed project schedule that outlines all major milestones, including design, fabrication, delivery, installation, utility connections, testing, and final inspection.
