Discuss, consider, and take appropriate action on approving a variance request from the 700-foot maximum street length requirement referenced in Section B3.2  of the 2013 WCSD for the Ridge at Cross Creek subdivision - Pct 3

Background

The developer of the Ridge at Cross Creek subdivision is requesting a variance from the 700-foot maximum street length requirement in residential subdivisions. The variance proposes a 936-foot long street on Rambling Brook Court, allowing the developer to create the minimum 1-acre lot size required for septic system permits despite the natural floodplain constraints along the north side of the property. The increased street length complies with all emergency management requirements and does not present an issue.

A letter from Clear Rock LLC requesting the variance is attached.
