Discuss, consider and take appropriate action on a Lease Agreement between Williamson County, as Lessor, and the Williamson County Children’s Advocacy Center, Inc., as Lessee, for the commercial property located at 211 Commerce Blvd, Building A, Round Rock, Tx 78664, which will allow the Williamson County Children’s Advocacy Center, Inc. to continue the public purpose use of providing a multidisciplinary response to allegations of child abuse to child victims in Williamson County during the construction and expansion of the current location that was leased by the Williamson County Children’s Advocacy Center, Inc. at 1811 SE Inner Loop, Georgetown, TX 78626.

Background

The Williamson County Child Advocacy Center (WCCAC) operates a non-profit business that provides a multidisciplinary response to allegations of child abuse in order to ensure all child victims in Williamson County, Texas obtain necessary services and support they need.  For a number of years, WCCAC has leased from Williamson County (County) a property located at 1811 SE Inner Loop, Georgetown, TX 78626 (Current Location) for operating the WCCAC’s non-profit business.  WCCAC’s operations have grown and the County is in the process of constructing and expanding the improvements that are located at the Current Location and plans to negotiate and lease the Current Location back to WCCAC following such construction. 

Under this proposed lease, the County would lease to the WCCAC, and the WCCAC would rent from the County, the commercial property at 211 Commerce Blvd, Building A, Round Rock, Tx 78664, being approximately 14,000 square feet (Leased Premises).  The current lease agreement dated October 3, 2006, as amended, for the Current Location will be terminated and supplanted by this proposed lease and that WCCAC will no longer be obligated to pay rent or perform the covenants and conditions set out in the current lease agreement following the complete execution of this proposed lease.  The County and WCCAC plan to negotiate and execute a new lease for WCCAC’s future use of the Current Location following County’s construction and expansion of the Current Location.

The Term of this proposed lease woudl begin on March 15, 2021 and continue until May 25, 2022 or the date of the completion of the County’s expansion project of the Current Location, whichever occurs first. 

The rent shall be the mutual interests of County and WCCAC in the public purpose use of the property for WCCAC’s mission and purposes; along with the sum of Two Thousand and No/100 Dollar(s) ($2,000.00) per month.
