Discuss, consider and take appropriate action on approval of the final plat for the Lariat Sections 3 & 4 subdivision – Precinct 2.

Background

This is the next section of the Lariat (aka Northgate Ranch Phase 2) development.  It consists of 167 residential lots, 9 open space lots and 1 drainage/pond lots and 5,473 feet of new roads to be maintained by the North San Gabriel MUD No. 1 beginning on September 13, 2023. Roadway and drainage construction is not yet complete, but a performance bond in the amount of $879,917.46 has been posted with the County to cover the cost of the remaining construction.

2023-03-29 – initial submittal of the final plat
2023-03-29 – receipt of financial security for the remaining construction
2023-04-28 – 1st review complete with comments
2023-05-12 – 2nd submittal of final plat
2023-05-26 – 2nd review complete with minor comments
2023-06-21 – 3rd submittal of final plat with signatures
2023-06-22 – 3rd review complete with comments clear
2023-06-22 – final plat placed on the June 27, 2023 Commissioners Court agenda for consideration
