Introduction of Ordinance No. 4979 Repealing Ordinance No. 4964 (Authorizing the Sale of a Parcel of City-Owned Land at the Southwest Corner of McQueen Road and Pecos Road to WNDG, LLC, an Arizona Limited Liability Corporation) and Authorizing the Sale of a Parcel of City-Owned Land at the Southwest Corner of McQueen Road and Pecos Road to Copperstate West, Inc., for the Sum of $500.00.
Proposed Motion:
Move City Council introduce and tentatively adopt Ordinance No. 4979 repealing Ordinance No. 4964 (authorizing the sale of a parcel of City-owned Land at the southwest corner of McQueen Road and Pecos Road to WNDG, LLC, an Arizona Limited Liability Corporation) and authorizing the sale of a parcel of City-owned land at the southwest corner of McQueen Road and Pecos Road to Copperstate West, Inc., for the sum of $500.00.
Background:
Copperstate West, Inc., an Arizona corporation, is the owner of a parcel of land, located at the southwest corner of McQueen and Pecos roads, that they plan to develop or sell. On April 8, 2021, City Council approved the sale of a small, adjacent City-owned parcel to WNDG, LLC. However, the purchase by WNDG, LLC, of the larger adjacent parcel was not completed. As a result, the City cancelled its sale to WNDG, LLC. Copperstate West, Inc., has offered to pay the City Five Hundred ($500.00) Dollars (the same price approved for the sale to WNDG, LLC) so that it can be added into the Cooperstate West development. The amount is a typical value the City pays for remnant parcels when acquiring portions within existing roadways. This parcel is an uneconomic remnant of little value and currently must be maintained by the City.
Staff has reviewed and approved the legal description and recommends City Council approve the sale of the property to Copperstate West, Inc.
