Review and Recommendation: |
Planning staff has reviewed the request and finds it consistent with the General Plan and applicable zoning. The business will operate with a Series 12 Restaurant license and a Series 7 Beer and Wine Bar license for the off-site sale of their bottled wine. Cooper’s Hawk Winery & Restaurant will have a wine tasting bar with retail sales of wine for off-site consumption. A restaurant and bar with a Series 7 Beer and Wine Bar license is a compatible land use with the surrounding commercial and restaurant uses within the Chandler Fashion Center. The restaurant is currently being constructed. A multi-tenant retail building that previously occupied the site has been demolished to make way for the new restaurant, which obtained Administrative Design Review approval on May 26, 2020. |

- This request was noticed in accordance with the requirements of the Chandler Zoning Code.
- A neighborhood notice letter was mailed out in lieu of a meeting due to no residential development in the notification area.
- As of the writing of this memo, Planning Staff is not aware of any opposition to the request.

Recommended Conditions of Approval |
Planning and Zoning Commission recommends the City Council approve the Use Permit, subject to the following conditions: 1. Substantial expansion or modification beyond the approved exhibits (Site Plan, Floor Plan and Narrative) shall void the Use Permit and require new Use Permit application and approval. 2. The Use Permit is non-transferable to any other location. 3. The site shall be maintained in a clean and orderly manner. 4. This Use Permit approval is solely for a Series 7 Beer and Wine Bar license. |
