Staff met with Tri Pointe Homes prior to submitting; attached pre-application elevations and submitted elevations, changes highlighted in pink
Only one-story homes are proposed
The applicant made minor changes, hence staff’s recommendation for Design Review Committee (DRC)
Staff’s Comments
All roof lines have the same pitched gable roof, please modify to break up the main ridgeline on roof slopes.
Front elevation all have the front door in the center, garage door on one side, and a framed window on the other side. Please modify to provide diversity through front facades
Architectural features on the front shall carry to all other three sides, please provide four-sided architecture.
Spanish, desert, southwest are the three architectural styles used. However, they all look the same and there's no distinctive/unique feature for each style. Please add more diversity between the different styles.
De-emphasize garage fronts to avoid garages encompassing one third of the front elevation. Consider using decorative garages doors with patterns, color, and/or windows to break up the most prominent front facade feature. Consider having a floor plan with only a side entry garage.
Smaller features can add additional diversity to housing product. For example, coach lights used at garage doors, shall be used on either side and at the front door.
