Move Planning and Zoning Commission recommend approval of PLH21-0037 Pro Edge Performance Training LLC, a Use Permit Extension request for the continued operation of a personal training fitness business on a property zoned Planned Industrial District (I-1), located at 500 N. 56th Street and more generally located on the southwest corner of Galveston and 56th Streets, subject to the conditions as recommended by Planning staff. |

Review and Recommendation: |
Pro Edge Performance Training has been in operation since 2007, maintaining consistent operations since its opening. In 2011, the business received Use Permit approval, notably with was for 5 years as recommended by Planning Commission as the business had been in operation at that point for four years with no issues. Staff finds that the personal training business is compatible with surrounding businesses in the development as the training is by appointment only and primarily takes place before and after typical business hours. The business does not generate much traffic and tends to have peak traffic prior to surrounding businesses opening or after they are closed for the day. Finding consistency with the general plan and compatibility with existing businesses and surrounding land uses, staff recommends approval with no time condition. |

Recommended Conditions of Approval |
Planning staff recommends Planning and Zoning Commission move to recommend approval of the Use Permit Extension, subject to the following conditions:
- Expansion or modification beyond the approved exhibits shall void the Use Permit and require new Use Permit application and approval.
- The property shall be maintained in a clean and orderly manner.
- All personal training and classes shall occur indoors only.
- Any change of ownership or management of personal training operation shall require a new Use Permit application and approval.
