Proposed Motion: |
Move Planning and Zoning Commission recommend approval of PLH21-0053 D'VINE GOURMET, a Use Permit request for a Series 7 Beer and Wine Bar License to allow the sale of beer and wine for on-site tasting and off-site consumption, located at 72 S San Marcos Place, approximately one quarter of a mile south of Chandler Boulevard on the west side of Arizona Avenue, subject to the conditions as recommended by Planning staff. |

Review and Recommendation: |
D'Vine Gourmet is a retail store selling locally made gourmet food items (such as candy, jam, snacks, salsa, etc.), wine and beer (off-premise), and gifts filled with Arizona made gourmet treats and products. The business will operate with a Series 7 Beer and Wine Bar License for on-site tasting as well as off-site sales. A Series 7 Beer and Wine Bar license is a compatible land use with the surrounding commercial and restaurant uses within downtown Chandler. Planning staff has reviewed the request and find it consistent with the General Plan and applicable zoning. |
Public / Neighborhood Notification |
- This request was noticed in accordance with the requirements of the Chandler Zoning Code.
- A neighborhood meeting was held on August 9, 2021. No residents were in attendance.
- As of the writing of this memo, Planning staff is not aware of any opposition to the request.

Recommended Conditions of Approval |
Planning staff recommends Planning and Zoning Commission move to recommend approval of the Preliminary Development Plan, subject to the following conditions:
- Substantial expansion or modification beyond the approved exhibits (Site Plan, Floor Plan and Narrative) shall void the Use Permit and require new Use Permit application and approval.
- The Use Permit is non-transferable to any other location.
- The site shall be maintained in a clean and orderly manner.
- This Use Permit approval is solely for a Series 7 Beer and Wine Bar license.
