Review and Recommendation: |
The subject development was approved by City Council in 2013 with a Rezoning and Preliminary Development Plan (PDP). The conceptual site consists of two industrial buildings on approximately 34 acres. There was a stipulation in the original case that stated that signage requires a separate PDP, thus necessitating this proposal. There are three monument signs proposed: one large sign of 144 square feet and 6 feet tall proposed for the corner of Queen Creek and Hamilton Road, and two smaller monuments signs proposed along the western drive aisle on Queen Creek Road and the southern drive aisle on Hamilton Street. The proposed signs present a concrete sandblasted finish with a granite tile backdrop for the aluminum lettering. Though no additional signs are being proposed, all future signage (tenant signs, etc.) shall conform to City sign code standards. Staff finds this proposal consistent with the existing zoning, PDP, and General Plan; Planning and Zoning Commission recommends approval. |
Public / Neighborhood Notification |
- The request was noticed in accordance with the requirements of the Chandler Zoning Code.
- A neighborhood meeting was held on June 30th, 2022, at which one neighbor was in attendance who had general questions about the size of the signage and placement.
- As of the writing of this memo, Planning staff is not aware of any opposition to this request

Recommended Conditions of Approval |
Planning and Zoning Commission recommend City Council approve of the Preliminary Development Plan, subject to the following conditions:
- Signage shall be in substantial conformance with the Comprehensive Sign Plan kept on file in the City of Chandler Planning Division, File No. PLH22-0020, modified by such conditions included at the time the exhibit was approved by the Chandler City Council and/or as thereafter amended, modified or supplemented by the Chandler City Council.
- Signs shall be designed in coordination with landscape plans, planting materials, storm water retention requirements, and utility pedestals, so as not to create problems with sign visibility or prompt the removal of required landscape materials.
- All signage except freestanding monuments signs shall conform to sign code standards.
