Review and Recommendation: |
The business will operate with a Series 7 Beer and Wine Bar license for the sale of beer and wine for onsite consumption. The business offers a place for people to gather to play pickleball in addition to beer and wine sales. There will be an observation platform where people can have a drink. The main reason for the platform is for observation and coaching purposes. People will be able to have their drinks below and on the mezzanine, as well as in an existing party room. No live music or other form of entertainment is proposed as part of this request. A pickleball facility with a Series 7 Beer and Wine Bar license is a compatible land use with the surrounding commercial and restaurant uses. Planning staff has reviewed the request and find it consistent with the General Plan and the approved PAD zoning. |
Public / Neighborhood Notification |
- The request was noticed in accordance with the requirements of the Chandler Zoning Code.
- A neighborhood meeting sign was posted on the site and on social media via NextDoor.
- A neighborhood meeting was held on August, 16, 2022, and no neighbors were in attendance.
- As of the writing of this memo, Planning staff is not aware of any opposition to the request.

Recommended Conditions of Approval |
Planning staff find the request is in compliance with the General Plan and the approved zoning. Planning and Zoning Commission recommends City Council approve the Use Permit, subject to the following conditions:
- Substantial expansion or modification beyond the approved exhibits (Site Plan, Floor Plan and Narrative) shall void the Use Permit and require new Use Permit application and approval.
- The Use Permit is non-transferable to any other location.
- The site shall be maintained in a clean and orderly manner.
- This Use Permit approval is solely for a Series 7 Beer and Wine Bar license.
- The Use Permit shall remain in effect for two (2) years from the date of City Council approval. Continuation of the Use Permit beyond the expiration date shall require re-application to and approval by the City of Chandler.
