- Development and Site Plan
The applicant requests the development of two (2) conventional multi-family buildings with 63 units along West Miller Road. The site plan (Exhibit C) shows compliance with various types of amenities including a leisure area with a swimming pool, picnic area, clubhouse, and barbeque grill.
- Parking
The GDC requires 101 parking spaces for this proposal. The site layout shows 101 parking spaces.
- Building Height
The GDC allows a maximum height of 50 feet for the Multi-Family-2 zoning. The site layout shows a maximum height of 30’-6” which complies with the GDC.
- Density
The maximum density required per the GDC for a multi-family development in the Multi-Family-2 (MF-2) District is thirty-two (32) dwelling units per acre. The applicant requests density at twenty eight (28) dwelling units per acre, which complies with the density in the Multi-Family-2 (MF-2) District.
- Amenities
- Clubhouse: Section 2.39 (I) states that a minimum 2,500 square-foot clubhouse must be constructed on site and made available to all residents. The site plan (Exhibit C) notes a 4,280 square-foot clubhouse which the application indicates will include amenities such as a fitness room, a leasing office, lounge, and executive office rentals.
- Swimming Pool: The swimming pool having a minimum of eight hundred (800) square feet of surface water must be provided for the multi-family development. The applicant proposes a swimming pool with 1,200 square feet of surface water in the courtyard.
- Leisure Areas: The leisure area has a minimum area of one thousand square feet, containing at least two (2) pieces of play equipment, or other outdoor amenities (such as, picnic areas with tables, barbeque pits, arbors, or gazebos) must be provided for each multi-family development. The applicant will comply with this requirement by providing a barbecue grill, arbor shaded area, and picnic table in the leisure area near the pool courtyard.
- Dwelling unit/mix
The submittal materials indicate compliance with the required unit size and mix. More specifically:

Proposed: 652, 691, 703, 771, and 802 square feet

- Screening and Landscaping
The landscape plan (Exhibit D) meets the screening and landscaping standards per the GDC.
The applicant proposes a six (6)-foot ornamental fence around the perimeter of the site. This includes two gates that allow entrance into the site from West Miller Road.
- Building Design
The building design complies with the architectural elements and articulation requirements of the GDC.
- Signage
No deviations were requested regarding signage.
- Transportation
A Traffic Impact Analysis (TIA) was not required by the Transportation Department. The submission was reviewed and approved by the Transportation Department.
