Public Hearing on an Application for a preliminary plat for a 3-lot subdivision with dedication of right-of-way.
BACKGROUND
Shopworks Architecture LLC (the "Applicant") is proposing a three-lot subdivision to divide a 9.7acre tract into 3 lots located on Lot 1 of the Chism Group Minor Subdivision, SW ΒΌ SE1/4 Section 23, T36N R16W, N.M.P.M Colorado, which was recently approved for a 42-unit affordable housing development, Puwagaan Kaan apartments. The subdivision will create a separate lot for the residential project, and two additional parcels for future development. The property is zoned Residential multi-family (R-2).

RECOMMENDATION
Staff recommends approval of the preliminary plat through P&Z Resolution No. 2, Series 2023, with conditions.
