PROBLEM/ISSUE STATEMENT
The final plat for St. Vincent Healthcare Subdivision is being presented to Council for approval. On January 24, 2011, the City Council conditionally approved the preliminary plat of this 30-lot subdivision. Prior to the expiration of the preliminary approval of the plat (three years after preliminary approval), the City Council granted a one-year extension of the preliminary plat approval period on January 13, 2014. The 112-acre subject property is located at the northwest corner of King Avenue West and South Shiloh Road. The property is zoned as a Planned Development (PD) and the proposed lots will be developed with a future medical campus and complimentary commercial uses. This property was previously platted as "The Village Subdivision" which will be entirely superseded and replaced by this subdivision. The owner is the Sisters of Charity of Leavenworth Health System, Inc. and the representing agents are Sanderson Stewart and Doug James with Moulton Bellingham, PC. Concurrent with this final plat review and approval, the Council will be asked to consider a parkland exchange for the previously platted but undeveloped parkland within the Village Subdivision. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of St. Vincent Healthcare Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots will be developed which will increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of St. Vincent Healthcare Subdivision.
