PROBLEM/ISSUE STATEMENT
The final plat for DayBreak Subdivision is being presented to Council for approval. The plat was preliminarily approved by City Council on June 23, 2014. This plat creates 74 lots for residential development and three lots for stormwater facilities that will be privately held and maintained by the subdivision. The property is located on the south side of Grand Avenue just east of the intersection of 56th Street West and Grand Avenue. The subject property is currently being improved through a private contract for infrastrucure in coordination with the City. The owner is Regal Land DayBreak, LLC. The representing agent is Scott Worthington, PE. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of DayBreak Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots may be developed and increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of DayBreak Subdivision.
