PROBLEM/ISSUE STATEMENT

The final plat for the Shiloh Commons Subdivision is being presented to City Council for approval. On January 23, 2017, the City Council approved this preliminary plat which will create 5 lots from a 9.385 acre parcel of land.  The parcel is generally located on the northeast corner of Central Avenue and Shiloh Road.  The subject property is legally described as C.O.S. 2277 Amended, Parcel 1B1, Amended Tract 1B Less 1.47 Acres for Highway and is zoned Community Commercial.  This subdivision is proposed to be a mix of housing and commercial uses.  The housing is proposed on the upper floors of buildings with commercial and professional uses on the lower floors.  The owner is Grant Road, LLC and the representing agent is Sanderson Stewart.  Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or disapprove the final plat of Shiloh Commons Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be sold separately and developed, increasing the tax and assessment revenues for the City while also generating service demands.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of the Shiloh Commons Subdivision.
