PROBLEM/ISSUE STATEMENT

The final plat for Glynn Abbey Subdivision is being presented to City Council for approval. The subject property is generally located north of Rimrock Road and west of 54th Street West. The land is zoned Residential 9600 (R-96) and is proposed for residential development.  The representing agent is Performance Engineering and the owner is Glynn Abbey Development, LLC. The proposed plat received preliminary approval on February 22, 2016. Staff has determined that the proposed plat has met all the conditions of approval and is forwarding a recommendation of final approval to the City Council. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or disapprove the final plat of Glynn Abbey Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in Section 76-3-611, MCA, and Section 23-307, BMCC.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be developed, increasing the tax and assessment revenues for the City while also generating service demands.

RECOMMENDATION

Staff recommends the City Council approve the final plat of Glynn Abbey Subdivision.
