PROBLEM/ISSUE STATEMENT
The final plat for the subsequent Minor Plat for Wolf Subdivision is being presented to City Council for approval. The proposed subdivision creates 2 lots from one residential lot. The subject property is generally located on the southwest corner of the intersection of Rehberg Lane and Boulder Avenue. The property is already developed with two multi-family structures. The parcel is zoned Residential 6000. The representing agent is Dax Simek, Stahly Engineering. The proposed plat received preliminary approval on May 29, 2018. Staff has determined that the proposed plat has met all the conditions of approval and is forwarding a recommendation of final approval to the City Council. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or disapprove the final plat of Wolf Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in Section 76-3-611, MCA, and Section 23-307, BMCC.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots will divide the existing multi-family development on the property into two lots with multi-family development on each one. There may be a slight increase in the tax and assessment revenues for the City but the service demands would remain the same.
RECOMMENDATION
Staff recommends the City Council approve the final plat of Wolf Subdivision.
