PROBLEM/ISSUE STATEMENT
The final plat for Western Subdivision is being presented to Council for approval. On December 17, 2012, City Council approved the preliminary plat of this five-lot subdivision of 32.6 acres of land. The subject property is located at the southwest corner of King Avenue West and South 44th Street West. The property is zoned Residential Multi-Family-Restricted and multi-family residences are proposed on Lots 1-4, and a 3-acre private park is planned for Lot 5. Building plans are under review for Lot 2 showing 15, 12-unit condominium buildings. The owner is American Exchange Corporation, as qualified intermediary for Pemberton, LLC, and Lincoln Lane Apartments, LLC (Cal Kunkel, sole member), and the representing agent is Dowl-HKM Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Western Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-305(F).
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots will be developed which will increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Western Subdivision.
