PROBLEM/ISSUE STATEMENT

The final plat for Circle Fifty Subdivision, Amended Lot 1C-2, Block 1 is being presented to Council for approval. On October 14, 2014, the City Council preliminarily approved this two-lot subsequent minor subdivision.  The 50,404-square foot subject property is located on the south side of Avenue B, just east of Shiloh Road.   The property is zoned Community Commercial, and commercial uses are proposed.  The owner is Mountain Development Co., Robert Sukin, President, and the representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Circle Fifty Subdivision, Amended Lot 1C-2, Block 1. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be developed, which will increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Circle Fifty Subdivision, Amended Lot 1C-2, Block 1.
