PROBLEM/ISSUE STATEMENT
The final plat for the Amended Plat of Lots 9-11, Block 4 and Lots 15-18, Block 5, Grand Peaks Subdivision, 3rd Filing, is being presented to Council for approval. The plat was preliminarily approved by City Council on July 27, 2015. This plat is to move lot lines on 7 lots to create 9 lots in the Grand Peaks Subdivision, 3rd Filing. The parcels are generally located north of Grand Avenue and east of 54th Street West inside the Grand Peaks development. The subject property is undeveloped land but the streets and infrastructure are in place. The owner is J & S Development, Company. The representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Amended Plat of Lots 9-11, Block 4 and Lots 15-18, Block 5, Grand Peaks Subdivision 3rd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots may be developed and increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of the Amended Plat of Lots 9-11, Block 4 and Lots 15-18, Block 5, Grand Peaks Subdivision, 3rd Filing.
