PROBLEM/ISSUE STATEMENT

The final plat for the High Sierra Subdivision, 11th Filing is being presented to City Council for approval. On May 23, 2016, the City Council approved this preliminary plat which will create 71 lots from a 34.59 acre parcel of land.  The parcel is generally located north of Benjamin Boulevard and west of Sierra Vista Circle in the Billings Heights. The subject property is legally described as Tract B of C.O.S. 3573 and the property is zoned Residential 7000 Restricted.  This subdivision is for residential development.  The owner is High Sierra II, Inc.and the representing agent is Sanderson Stewart.  Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or disapprove the final plat of High Sierra Subdivision, 11th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be sold separately and developed, increasing the tax and assessment revenues for the City while also generating service demands.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of the High Sierra Subdivision, 11th Filing.
