[Item tabled from the January 5, 2021 meeting] Adopt Zoning Ordinance 21-01 amending certain Zoning district boundaries from R-36 (one dwelling per 36,000 square feet) to RU-2 (one dwelling per two acres), pursuant to the application of Greenstone Land Holdings, LLC.
Background:
This is a dual request for a rezoning and a special use authorization. The proposed site, parcel 107-01-001C, is located adjacent to the eastern boundary of Sierra Vista, approximately 0.75 miles northeast of Buena High School, and is bisected by E Charleston Road. The applicant is Mr. Derek Fromm of Greenstone Land Holdings LLC.
The Applicant requests to rezone the parcel from R-36 (Residential, one dwelling per 36,000 square feet) to RU-2 (Rural, one dwelling per two acres). A Special Use Authorization was also requested to allow the construction of 125-140 acres of solar panels and associated equipment on the 232.31 acre parcel.
On Wednesday, January 13, 2021, the Cochise County Planning and Zoning Commission (Commission) voted 6-0 to recommended approval of rezoning Z-20-14 to the Board of Supervisors. They also voted 6-0 to approve the special use request during the same meeting. The complete Planning and Zoning Commission packet is included for additional detailed review and analysis.
