Adopt Resolution 24-06 to amend the Naco Area Plan, a component of the Cochise County Comprehensive Plan, changing the land use designation of 175 acres from Recreational Open Space and Business to Camp Riff Master Development Plan and adopt Zoning Ordinance 24-06 to rezone tax parcels 102-55-002 and 102-55-005 from RU-4 (Rural District, one dwelling per 4 acres) and R-36 (Residential District, one dwelling per 36,000 square feet) to PD (Planned Development District).
Background:
The county received a master development plan request from Savannah McDonald (applicant) to redevelop the former Turquoise Valley Golf Course and RV Park in Naco, AZ. The property totals about 175 acres and is located at 1794 W. Newell Street (tax parcels 102-55-002 and 102-55-005). Future proposed development includes camp sites, recreational vehicle spaces, an amphitheater, event space, and other visitor amenities. In addition to master development plan approval, the applicant requests rezoning from RU-4 (Rural District, one dwelling per 4 acres) and R-36 (Residential District, one dwelling per 36,000 square feet) to PD (Planned Development District).
Department's Next Steps (if approved):
The department will update county maps to reflect the new master development plan land use designation and zoning district.
Impact of NOT Approving/Alternatives:
The parcels will retain the current residential and rural zoning district classifications, and future site development will conform with applicable use, site development standards, and building code requirements of these districts.
