Adopt Resolution 24-24 to amend the Cochise County Comprehensive Plan land use and growth area designations of 5 acres from Neighborhood Conservation to Rural and Category C - Rural Community Areas to D - Rural Areas, and adopt Zoning Ordinance 24-13 to rezone tax parcel 101-48-005 from R-36 (Residential District, one dwelling per 36,000 square feet) to RU-4 (Rural District, one dwelling per 4 acres) pursuant to the application of Steve and Arlene Eastman.

Background:

The County received concurrent requests from Steve and Arlene Eastman (applicants) to change land use designations and zoning classification of tax parcel 101-48-005 from Neighborhood Conservation to Rural; Growth Area C to Growth Area D; and, R-36 (Residential District, one dwelling per 36,000 square feet) to RU-4 (Rural District, one dwelling per 4 acres). The 5 acre parcel is located at 653 E. Border Road.

Department's Next Steps (if approved):

The department will update the zoning map to reflect the new land use designations and zoning district classification.

Impact of NOT Approving/Alternatives:

The parcel will retain its current Comprehensive Plan designations and remain R-36. Future development will conform to applicable use, site development, and building code requirements of the R-36 zoning district.
