Adopt Zoning Ordinance 25-02 to rezone tax parcels 117-05-042, 117-05-043, and 117-05-054A (District 3) from NB (Neighborhood Business District) and SR-43 (Single-Household Residential District, one dwelling per 43,000 square feet) to RU-4 (Rural District, one dwelling per 4 acres) pursuant to the application of Jeff Thiede.
Background:
The County received a request from Jeff Thiede (applicant) to rezone tax parcels 117-05-042, 117-05-043, and 117-05-054A from NB (Neighborhood Business District) and SR-43 (Single-Household Residential District, one dwelling per 43,000 square feet) to RU-4 (Rural District, one dwelling per 4 acres). The property totals about 6.3 acres and is located at the approximate northeast corner of Palm Road and Towner Street in Arizona Sunsites Unit #2 (Supervisor District 3).
Department's Next Steps (if approved):
The department will update the county zoning map to reflect the new zoning district.
Impact of NOT Approving/Alternatives:
The parcels will remain NB and SR-43 and future development will conform to applicable use, site development, and building code requirements of NB and SR-43 zoning districts.
