Approve over-the-counter sales of tax deed properties remaining unsold following the March 1, 2012 tax deed land auction and subsequent over-the-counter sales, as set forth in the attached report, plus related administrative fees.

Background:

Following Board approval on March 8, 2012 of the March 1, 2012 land auction sales, staff posted the Unsold Parcels on the county's website and began accepting over-the-counter (OTC) bids. OTC sales were last approved at the June 12, 2012 Board meeting. Additional OTC bids have been received and are reflected on the attached report; in addition, each bidder will pay a $75 administrative fee. Bids and associated payments have been received by BOS office staff for each of the parcels listed on the report.

For this OTC sale, an additional 7 parcels have been sold for a total of $4,228, plus $225 in administrative fees (total revenue $4,453). Acceptance of these bids, together with previous tax deed land sales in 2012 bring the total YTD sales to $35,191 ($32,716 in parcel sales and $2,475 in administrative fees).

There are 66 parcels remaining for sale (see attached unsold parcels list).

Department's Next Steps (if approved):

Deposit checks and provide Sold Parcels list to County Treasurer; update Unsold Parcels list and re-post to County website; when funds clear, issue & record deeds.

Impact of NOT Approving/Alternatives:

Properties will not be sold and will not be put back on the County's tax roll.
