Information
Agenda Item Text:
Approve a lease agreement between Cochise County and Master Aircraft Services, Inc.; Master Aircraft will lease hangar one on the Bisbee-Douglas International Airport for $19,000 a year and have an option of leasing hangar two in the same group of three hangars for the same terms as hanger one, effective at midnight on August 9, 2019 and ending at midnight on August 9, 2039.
Background:
The leased hangars shall be used to provide painting services on operational aircraft. Substantial work to improve the hangers for occupancy is required. Master Aircraft agrees to advance such costs prior to entrance and to take said costs off of future rent payments, on a dollar-for-dollar basis.
Master Aircraft Inc. is an aircraft painting company and is currently located at the Wickenburg, AZ Airport. Master Aircraft needs to relocate the business from Wickenburg and the small hangers at BDI adequately serve the business needs. Approximately 10 employees are employed by Master Aircraft. The Federal Aviation Administration (FAA) has reviewed the lease and have no concerns or comments.

Department's Next Steps (if approved):
Coordinate efforts with Master Aircraft to make improvements to the hangers to allow for occupancy.
Impact of NOT Approving/Alternatives:
The old dilapidated hangers at BDI will continue to decline without a tenant willing to improve the structures.
To BOS Staff: Document Disposition/Follow-Up:
Sign and provide recorded copies of the lease to Development Services and Master Aircraft, Inc.
