TITLE:
Consideration and Approval of Final Plat: Walnut Canyon at Pine Canyon, LLC requests Final Plat approval for the Replat of Tract 7A of the "Final Plat for Estates at Pine Canyon Unit 5" (PZ-24-00044-02) located at 3851 South Clubhouse Circle within the existing 47-unit single-family home subdivision on 29.9 acres in the Single-Family Residential (R1) Zone.
STAFF RECOMMENDED ACTION:
Approve the Final Plat and authorize the Mayor to sign the Final Plat when notified by Staff that all documents are ready for signature and recording.
Executive Summary:
Walnut Canyon at Pine Canyon, LLC requests Final Plat approval for the replat of Tract 7A of the "Final Plat for Estates at Pine Canyon Unit 5" (PZ-24-00044-02) located at 3851 South Clubhouse Circle within the existing 47-unit single-family home subdivision on 29.9 acres in the Single-Family Residential (R1) Zone within the Pine Canyon development. The proposal would amend the dedication of Tract 7A from private road and public utility easement to private driveway access, landscaping, and associated uses. The dedication of the private road and public utility easement would be abandoned with this plat. The plat was originally recorded in June of 2015. Since recording, four of the lots served by the cul-de-sac of Tract 7A have been combined. This request allows the use and development of Tract 7A to serve the adjacent property owner for driveway access and landscaping.

The Final Plat for Estates at Pine Canyon Unit 5 was approved by Council in 2014 and recorded in 2015. No further Council decision was made regarding this request.

Background and History:
The Final Plat for the Estates at Pine Canyon Unit 5 was approved by Council in 2014 and recorded in 2015 as a 47-unit single-family subdivision in the Single-Family Residential (R1) zone. The subdivision incorporated small cul-de-sacs as shared access for approximately four to five lots throughout the subdivision. Tract 7A is a cul-de-sac currently serving this purpose and is dedicated as private road and public utility easement. Since recording, four of the lots taking access from Tract 7A have been combined.
