SUBJECT:
Approve Request for a Two (2) Year Site Plan Extension for the Oak Alley Office Park Planned Non-Residential Development located at approximately 4431 S. 25th Street with a new expiration date of April 5, 2017.
SUMMARY:
• On April 5, 2005, the St. Lucie County Commission approved a the Oak Alley Final Planned Non-Residential Development Plan to construct Two (2) Office Buildings totally 12,500 square feet on South 25th Street as an element of the overall Oak Alley Development Plan.
• In 2006,the installation of Utility, Paving, and Drainage Infrastructure was completed as phase one of the site development.
• The subject site was annexed into the City of Fort Pierce on December 2nd, 2013 as part of the Oak Alley Subdivision Annexation.
• Pursuant to County Code Section 7.02.03 I. 2. The final stage or phase of a phased Final Development Plan shall be completed within ten (10) years of the date of final development plan approval.
• Per Section 22-58(j) of the City Code, extensions “of time” may be granted by the City Commission prior to the expiration of a Site Plan upon a showing of good cause and when such extension will promote public health, safety and general welfare.
