SUBJECT:
Legislative Hearing - Ordinance No. 21-063 annexing property located at 2120 North Old Dixie Highway. SECOND READING
SUMMARY:
The property owner, East Coast Packers, LLC, is requesting a voluntary annexation of property located 2120 North old Dixie Highway with a corresponding Future Land Use and Zoning amendments from St. Lucie County Industrial (IND) and Industrial Light (IL), respectively to City of Fort Pierce Future Land Use designation of Industrial (I) with a compatible zoning classification of Light Industrial (I-1).
- The current St. Lucie County Future Land Use for 2120 North Old Dixie Highway is Industrial (IND) with a compatible St. Lucie County Zoning as Industrial Light (IL).
- Staff has confirmed that the property is located within unincorporated St. Lucie County and is contiguous to the Fort Pierce City municipal boundary.
- To ensure consistency with Policy 1.11.5 of the City’s Comprehensive Plan, the proposed Future Land Use designation will be Industrial (I) and Zoning classification of Light Industrial (I-1).
RECOMMENDATION:
Staff recommends approval of the annexation request and associated changes to the Future Land Use and Zoning maps as the application meets the above standards of the City’s Comprehensive Plan, specifically Policy Section 1.11 regarding annexations.

OTHER INFORMATION:
The current taxable value of each of the property is approximately $165,600. If the Application for Annexation is approved, it would create a new source of ad-valorem tax revenue annually to the City of Fort Pierce, depending on the millage rate per year, which currently is 6.9000.
