SUMMARY

Dedication of a Water Line and Emergency Services Access Easement required for the Citrus Park Phase 1 development located southwest of Lower Buckeye Road and Citrus Road.

Recommendation

Accept the dedication of a Water Line and Emergency Services Access Easement from Arroyo Cap II-2, LLC, a Delaware limited liability company associated with the Final Plat for Citrus Park Phase 1. (Linda Beals, Real Estate Coordinator)

FISCAL IMPACT

There will be no fiscal impact to the city in the fiscal year 2022 or future years related to the acceptance of this easement.

BACKGROUND AND PREVIOUS ACTIONS

Landsea Homes is in the process of developing the Citrus Park Phase 1 property located southwest of Lower Buckeye Road and Citrus Road. The construction plans for the development have been reviewed by the city staff and the landowner, Arroyo Cap II-2, LLC, a Delaware limited liability company, must dedicate the Water Line and Emergency Services Access Easement.  The location of this easement is located within a proposed future roadway that is to be constructed and dedicated as part of the Final Plat for Citrus Park Phase 2.
 
This easement is needed for the placement of the required water lines and to provide a secondary emergency access route to the Citrus Park Phase 1 development.

STAFF ANALYSIS

The developers of the Citrus Park Phase 1 property are required to construct the water lines and the secondary emergency access road for the development in the location which has been approved by the City.  Arroyo Cap II-2, LLC, a Delaware limited liability company, the current owner of the easement property, has provided the attached Water Line and Emergency Services Access Easement.
