A replat of Goodyear Civic Square Parcel B – Phase 2 for Lots 97-102, 108-112, 118-122 and Tract A. The replat will increase the depth of the lots as included in the replat, and reduce the width of Tract A. Parcel B – Phase 2 is located at the northwest corner of North 150th Drive and West Monte Vista Road within the Goodyear Civic Square Planned Area Development.

Although a fiscal impact analysis has not been conducted on this specific project, all new development will have an ongoing fiscal impact on the City. The development is responsible for construction of all infrastructure necessary to serve the site and will generate one-time revenue for the City through payment of permits, construction sales tax and development impact fees. Longer term fiscal impacts include increased demands for municipal services, the costs of which may or may not be offset by increased property values/tax levies, city sales tax, state shared revenues and the increased demand for commercial and retail development. Any areas that will be maintained by the city are constructed by the developer and then conveyed to the city two years after construction.

The subject property is a part of the Goodyear Civic Square Planned Area Development (PAD). The PAD was approved on July 8, 2019, with City Council adoption of Ordinance No. 2019-1440.

The preliminary plat of Goodyear Civic Square Parcel B was approved by the City Council on December 16, 2019.

The final plats of Goodyear Civic Square Parcel B – Phase 1 and Phase 2 were approved by the City Council on December 7, 2020 (Recorded Book 1575 Page 38). The subject replat is a part of Parcel B – Phase 2.

The replat is intended to increase the depth of the lots as noted on the replat, attached hereto. The increase in depth will be approximately 2.8 feet, with the increase at the front of the lots, which face the public street. The increased depth will permit the end units to have larger, wrap-around porches, which would otherwise not be permitted.

The replat, subject to the stipulations herein, conforms to the lot yield, street configuration and utilities as established with the approved final plat, attached hereto, and is consistent with the technical requirements of the city’s subdivision regulations and engineering standards. The Final Plat is in substantial conformance with the Preliminary Plat.
