SUMMARY
Accept the dedication of two Quit Claim Deeds for a portion of Camelback Road located adjacent to the Allen Ranches development on the north side of Camelback Road, east of Citrus Road.
Recommendation
Accept the dedication Quit Claim Deeds for a portion of Camelback Road from VPTM Allen Ranches LB LLC, a Delaware limited liability company and Taylor Morrison/Arizona, Inc., an Arizona corporation. (Linda Beals, Real Estate Coordinator)
FISCAL IMPACT
There will be no fiscal impact to the city in the fiscal year 2022 or future years related to the acceptance of these deeds.
BACKGROUND AND PREVIOUS ACTIONS
The property located at the northeast corner of Citrus Road and Camelback Road is being developed as a residential subdivision known as Allen Ranches. The Allen Ranches property is within the City of Glendale, except there is a 23-foot segment of Camelback Road located along the south boundary of the Allen Ranches property that is within the City of Goodyear. There were various rights dedicated to Maricopa County for the 23-foot strip, including those rights granted by the Romola Plat, recorded in Book 1717, Page 31 and the Replat of Romola of Arizona in Book 24, Page 41 of the Maricopa County Recorder’s office, then subsequent easements for public road and utilities were later granted to Maricopa County by William T. Brown, Docket 8868, Page 293 and Allen Ranches, Inc., Docket 8868, Page 290 of the records of the Maricopa County Recorder’s office. The City of Goodyear is currently responsible for the portions of the north-half Camelback Road within the 23-foot area annexed by the city in 2006.
STAFF ANALYSIS
As part of the annexation and development of the Allen Ranches property, the City of Glendale has required the current property owner to provide the City of Goodyear with the underlying ownership rights to the roadway. Therefore, we have been provided with two (2) Quit Claim Deeds for a portion of Camelback Road from VPTM Allen Ranches LB LLC, a Delaware limited liability company and Taylor Morrison/Arizona, Inc., an Arizona corporation, both parties who have been deemed to have a possible interest in the 23-foot portion of the road.
