APPROVE PARCEL MAP NO. 2023-149 AT 310-330 EAST WHITTIER BOULEVARD, AS SUBMITTED, AND ACCEPT THE DEDICATION FOR PUBLIC HIGHWAY AND PUBLIC UTILITY PURPOSES ON WHITTIER BOULEVARD AND CYPRESS STREET

RECOMMENDATION:


That the City Council approve Parcel Map No. 2023-149 at 310-330 East Whittier Boulevard, as submitted, and accept the dedication for public highway and public utility purposes on Whittier Boulevard and Cypress Street.

DISCUSSION:

On June 24, 2024, the City of La Habra Planning Commission considered and approved an Applicant's request for Tentative Parcel Map Number 2023-149 to allow a 1.29 acre site to be subdivided into two parcels on the property currently addressed as 310-330 East Whittier Boulevard. The property site is an infill development in an urbanized area, and the portion of the site identified as Parcel 1 is currently occupied by Marie Callender's Restaurant and Bakery. The portion of the site identified as Parcel 2 is currently occupied by the Chicken Box Broasted Chicken restaurant and former Magnolia Vintage Home & Gift store. Parcel 2 is slated to be developed with 22 new townhomes.

As part of this subdivision, Cypress Street and Whittier Boulevard will be rededicated for public highway and public utility purposes to the City of La Habra. The Map has been reviewed by staff from the City of La Habra Engineering Division and the County of Orange.

FISCAL IMPACT/SOURCE OF FUNDING:

The City does not anticipate any fiscal impacts related to this subdivision project.
