Report on project and motion approving Change Orders for All Seasons Arena.

Recommendation/Action(s):

Motion approving change orders. 

Summary:

Phase 2 of the All Seasons Arena Renovation project commenced on Monday, March 17th, two weeks ahead of schedule. The work will include renovations to the north rink and the main entrance lobby. Project completion is anticipated in September 2025. 

Staff recommends approval of the following change orders.

Met-Con, Trade Package 1A
Change Order #10, $17,912.41
CO #10 includes the following:
  • Painting the new spiral duct work in the dryland training room
  • Removal of a bleacher section in the south rink to accommodate an ADA walkway from the new lobby doors
  • Change door hardware in the referee's room to allow them to lock the door while changing
  • Clean and prep the ice melt pit in the south rink in preparation for coating work
  • Raise and modify the handrail to the East locker room stairs for code compliance
  • Pour sidewalk repair sections following the water service installation
  • Winter conditions required for stone installation on the west façade
  • Prep for installation of the synthetic ice floor in the Dryland training room and remove and install the rubber flooring in its place
  • Paint the columns and omit the wall guard in the south rink seating area.
  • Deduct to not install the bollards in front of the west entrance due to curb design change
Rink Tec, Trade Package 13A
Change Order #5, $25,000
CO #5 includes the following:
  • Removal and replacement of unsuitable fill under the south rink floor amounting to roughly 60%; unit pricing was bid under the original contract.
Malterer Mechanical, Trade Package 23B
Change Order #6, $1,817.26
CO #6 includes the following:
  • The existing handwashing sink and three-bowl sink faucet that were planned to be reinstalled were in poor condition and were replaced with new units. The three bowl sink drains needed replacement for health code compliance.
  • The existing elevator sump pump failed during the project and required replacement.
Laketown Electric, Trade Package 26A
Change Order #6, $13,579.75
CO #6 includes the following:
  • Add another outlet in the dryland training room
  • Change soffit light fixtures in the dryland training room to a severe duty, low profile fixture
  • Add a light fixture in the elevator equipment room
  • Add an emergency exit light above an existing exit door for code compliance
  • Install speaker control boxes for event speakers on the north wall of the South Rink
  • Reinstall red/green light goal indicators on south rink dasher boards
  • Add a light fixture in the stairwell by the concessions stand
Dirt Merchant, Trade Package 31A
Change Order #2, $3,205.00
CO #2 includes the following:
  • Install an underground exterior sump pump connection from the existing south rink pump to a parking lot catch basin to prevent future damage

The above change orders total an increase of $61,514.42. If approved, the contingency will be decreased to $18,171.12. The All Seasons Arena Board has conditionally approved the change orders pending consent by the partner jurisdictions.
