ITEM:

Discussion and possible directions to staff on any and all matters regarding procedures for Model Homes. (Jose A. Guzman, Acting Planning and Zoning Director)

SUMMARY:

The City of San Luis typically does not allow construction of homes until the subdivision improvements have been installed, inspected, approved and accepted by the city. However, the current Zoning Regulations allow model homes or a temporary sales office pertaining to the sale of homes being constructed in the immediate subdivision as a temporary use. A developer is requesting a permit to allow model homes in a subdivision that is under construction.
 
In an effort to assist in marketing homes earlier in the subdivision development process, staff believes this is the time to establish procedures and regulations to permit construction of model homes and/or installation of a temporary sales office in a subdivision prior to the subdivision improvements being 100% complete and accepted by the city.
