DISCUSSION AND POSSIBLE ACTION ITEM:

Discussion and possible action on any and all matters regarding the award of a broker/consulting services agreement to lease 580 N San Luis Plaza Dr. (Jenny Torres, City Manager)

SUMMARY:

On May 1, 2026, the City of San Luis (the “City”) received notice from Advanced Call Center Technologies of its intent to permanently close operations at 580 N San Luis Plaza Dr., San Luis, AZ 85349 (“Facility”). Since receiving this notice, the City has been actively promoting the Facility through the Economic Development Department to attract a replacement tenant. Through these efforts, Jones Lang LaSalle Inc. (JLL), on behalf of the Arizona Department of Economic Security, contacted the City to express interest in the Facility.

Given the complexities of a lease with a state entity, Staff wants to engage a broker experienced with these matters to represent the City. Staff recommends entering into a broker/consultant services agreement with A.T. Pancrazi Real Estate Services, Inc. to facilitate the lease. Any payment under such an agreement would be commission-based and based on the negotiated lease amount, which will be presented to Council for approval once available.

RECOMMENDATION / SUGGESTED MOTION:

I MOVE TO APPROVE THE BROKER/CONSULTANT AGREEMENT WITH A.T. PANCRAZI REAL ESTATE SERVICES INC. IN SUBSTANTIALLY THE SAME FORM AND AUTHORIZE THE CITY ATTORNEY AND MANAGER TO MAKE ANY NECESSARY MINOR MODIFICATIONS.
